House rules & cancellation
The same house rules apply at all three homes:
Check-in after 4:00 PM; check-out before 10:00 AM.
Need to arrive early or leave late? Just ask — we will arrange it when the house isn't rented back-to-back.
Average age of those on site must be over 25 — the average excludes children under 16.
No pets.
No smoking inside — smoking outside only, and never on the screened-in decks.
No events unless approved in advance. Corporate events and small weddings are sometimes hosted for an additional fee — talk to us first and we will see what we can do.
A signed rental contract is required for every stay.
Photo ID is required.
Minimum stay depends on the season — 2 nights most of the year, 3–4 nights over holidays and in peak summer. The price comparison above shows the minimum that applies to your dates and will not price a stay shorter than that.
Lake House 4
Sleeps 33 in 7 bedrooms. Parking for a maximum of 7 cars — no parking on the street.
Lake House 6
Sleeps 32 in 6 bedrooms. Parking for a maximum of 11 cars — no parking on the street. At check-out: load and start the dishwasher, strip used beds and gather used towels, take out the trash, turn off the lights, lock the doors and return the keys.
Lake House 7
Sleeps 48 in 10 bedrooms. Parking for a maximum of 13 cars.
Cancellation policy
The same policy framework applies at all three homes, and how strict it is depends on the season you book — Relaxed, Firm, Strict, or No cancel. The price comparison above states the one policy that applies to your dates; if a stay spans seasons with different policies, the stricter policy applies. The signed rental agreement for your stay carries the full terms.
Relaxed
Full (100%) refund if you cancel at least 14 days before check-in. 50% refund if you cancel at least 7 days before check-in. No refund if you cancel inside 7 days of check-in.
Firm
Full (100%) refund if you cancel at least 60 days before check-in. 50% refund if you cancel at least 30 days before check-in. No refund if you cancel inside 30 days of check-in.
Strict
Full (100%) refund if you cancel at least 60 days before check-in. No refund after that — Strict has no 50% refund tier.
No cancel
No refund — except that any of your dates another guest rebooks are refunded to you.
About “No cancel” seasons: the label doesn't mean you lose everything no matter what. If you cancel and another guest rebooks your dates, we refund you for the dates that get rebooked. So if you must cancel it is to your advantage to do it with enough lead time that we can rebook it.
